The public will get its first look at the scale and shape of what could be one of the most consequential construction projects in Red Bank history Tuesday night, with a developer set to unveil a proposal for a 13-acre tract around the train station.
Architects and planners with developer Denholtz Properties will present renderings and other information about what it is proposing for an area the borough council declared an area in need of redevelopment in April, said Dan Johnson of R&J Strategic Communications, which represents Denholtz.

“It will be the first time you see all of the renderings,” he said.
Denholtz, which built the 57-unit The Rail building next to the station, has spent the past decade buying numerous other properties in the area and was named the designated developer by NJ Transit for a proposed “Center at Red Bank” on its eight parking lots and other properties the area.
Steve Denholtz, Chairman of Denholtz Properties, told redbankgreen earlier this year he envisioned a high density development mix of residential, commercial and open space along with “maker spaces” for onsite craftspeople, artists and other creatives within 50,000 total SF of commercial space.
NJ Transit’s description includes public spaces and “structured parking” and a requirement that 20 percent of residential units be designated as affordable housing. The historic train station will remain in place.
The Train Station Redevelopment Plan was the subject of a community workshop in July during which residents provided input for what they want – and don’t want – to see built. (see story below). It also became clear at that workshop that the developer will likely seek a tax abatement.

The plans will be submitted to the Planning Board, which will forge a development plan that must then be approved by the Borough Councill.
The public workshop will take place at the Red Bank Senior Center, 80 Shrewsbury Avenue at 6:30 p.m.
