RB FIRE 060116 2Two humans and six canines escaped without injury from a fire in a Red Bank condo Wednesday afternoon.

Police responding to the 4:08 p.m. alarm at the Hilltop Terrace condos on Spring Street escorted Kevin Tuohy, a retired Little Silver police officer, from the burning apartment after an adult female said to have been his daughter had already escaped with several dogs, authorities said.

HOT-TOPIC_03A proposed 35-unit apartment building rejected by the Red Bank zoning board last week may end up getting built anyway.

The borough council on Wednesday night began a process that could lead to the construction of the Element apartments on West Front Street, opposite Riverside Gardens Park, without the developer having to appeal the zoning board’s denial of last Thursday.

And the council was acting, said Mayor Pasquale Menna, on a request made by the developer less than 24 hours after the zoning board rejection.

HOT-TOPIC_03Red Bank’s zoning board rejected plans for a 35-unit apartment building on a long-vacant downtown lot Thursday night.

The proposed structure — at 55 West Front Street, opposite Riverside Gardens Park — was shot down on a motion by presumptive Democratic council candidate Erik Yngstrom, who said it was too dense.

Mayor Pasquale Menna, who was in the audience, was sharply critical of the decision.

garrison cole 101614The second plan to transform the Red Bank’s former Anderson storage building in a decade cruised to approval Thursday night.

The earlier approval, obtained in 2006 and never followed up on, was to convert the long-vacant, 27,000-square-foot structure into 23 condos. This one calls for a four-story addition and other changes to produce a 48,600SF office structure with a stores and a restaurant on the ground floor, a greenhouse on the roof, and a small shop made of shipping containers in the rear parking lot.

The new plan had some tailwind created by its predecessor.

rb anderson 100214 2A plan to transform the former Anderson storage building in Red Bank into stores and offices reflects years of thinking about how to integrate it into the surrounding neighborhood, proponents told the borough zoning board Thursday night.

Testifying for developer Metrovation, architect Terry William Smith detailed a plan that he said “honors the integrity and the authenticity of the original building” via a four-story addition with a red brick exterior and lots of exposed wood and steel inside. “We’re not tampering with that,” he said.

Still, the project includes some giddy touches, including a small, freestanding structure made of shipping containers in the center of the parking lot and a century-old greenhouse on the roof.

A plan to instead turn the three-story, red-brick structure into two floors of office space above street-level stores and a restaurant is scheduled to be heard by the borough zoning board Thursday night.

About 30 residents of Red Bank’s Grandville Towers highrise turned out for a special meeting of the borough Rent Leveling Board Wednesday, anxious about renovation plans and their effect on rents.

Tom Arnone, vice president at he PRC Group, the building’s manager, presented an overview of the the work that – pending RLB approval of rent surcharges – would be done in three phases expected to last a total of about 14 months, starting in September.
Because PRC is still seeking quotes for the work, the surcharges may vary from present estimates, said Arnone, who also serves as a member of the Monmouth County Board of Chosen Freeholders.

RIVERWALK PLAN REVISED AND REVIVED

After six years of dormancy, a 24-unit residential building planned for Mechanic Street in Red Bank is about to go into the ground, says its developer.

Only, not as far into the ground as initially expected.

Builder Tony Busch Sr. won unanimous borough zoning board approval last week to modify plans ok’d in 2006 for a four-story project dubbed Riverwalk. The changes include eliminating of all retail space at the ground level and replacing it with at-grade parking beneath three stories of residences. The original plan called for subterranean parking garage.

The project could begin going into the ground as early as next spring, except that “there’s no hole to dig,” Busch told redbankgreen.

RENT BOARD TABLES CPI DISCUSSION

No landlords appeared from the cold rain outside, and only two tenants showed up, one of them to discuss an unrelated matter. Four members of the eight-member board were absent.

But paltry attendance wasn’t the reason Red Bank’s Rent Leveling Board didn’t get far with its review of the borough rent ordinance, which links annual increases to the Consumer Price Index, the nation’s go-to gauge of inflation.

No one on the board knew why the law, which dates to 1978, was structured to permit rent increases of 60 percent of the CPI rise when a tenant pays for heat, and 80 percent when the landlord does.

“I’m on the board 20 years, and I’m not sure of the reason for it,” said board attorney Gene Anthony. “It has never been addressed by this board, and no landlord has ever complained about it, either.

metropolitan-fire-1Two Red Bank police officers narrowly dodged serious injury when a ceiling collapsed in a fire at the luxury Metropolitan apartments on Wallace Street Tuesday evening.

The cops were responding to a report of smoke in a second-floor corner unit when the ceiling collapsed, showering the room with burning debris and hot water, one of them told redbankgreen.

“Two feet to the right, that would have been us,” said Patrolman Bob Campanella, who was with Patrolman George Travostino. “The burns would have been bad.”
