RED BANK: JUICING UP WEST SIDE LOFTS

retail churn smallIn keeping with its resemblance to a stack of shipping containers, Red Bank’s West Side Lofts project is packing them in.

Since opening last spring, all 90 of its residential apartments have been leased. The West Elm furniture and housewares store has opened, taking one of two anchor spots. The second anchor, Triumph Brewing Company, is expected to open its restaurant in coming months.

And to close out the leasing spree, the project’s developer is bringing in two local small businesses, redbankgreen‘s Retail Churn has learned: Freshica’s Juice Bar and Rumson Personal Fitness.

RED BANK: CLOSING IN ON WEST SIDE LOFTS

chris cole 100814After years on the drawing board, one of the biggest – and architecturally boldest – residential projects ever conceived for Red Bank is nearing completion.

While area merchants and restaurateurs anxiously await their arrival, West Side Lofts developer Chris Cole said he’s planning on having the first tenants move in as early as February.

Designed by David Baker Architects in San Francisco, the project features 92 rental units in a Rubik’s-cube-like amalgam of bold color and jutting facades that dominates the corner of West Front Street and Bridge Avenue, in what’s sometimes referred to as the Arts and Antiques District of town.

But “it’s not trying to make a statement,” Cole  told redbankgreen on a recent tour. “It’s more trying to embrace the arty side of town.”

HOT-TOPIC_03Sickles Market, the Little Silver farm market that traces its roots back 350 years, is planning to open a second store in Red Bank’s former Anderson storage building, redbankgreen has learned.

Store owner Bob Sickles told redbankgreen on Wednesday that his company plans to lease nearly all of the 8,000-square-foot ground floor of a building that will have three upper stories of offices.

RED BANK: VALET PARKING GOES WEST

Like Broad Street, Bridge Avenue in Red Bank will have its own valet service during evenings in an attempt to improve the accessibility of nearby businesses and attract those weary of parking woes caused by the West Side Lofts project.

This week, the borough council Ok’d a valet service on Bridge Avenue on a temporary basis.

“This is a wonderful season for Red Bank in terms of our rebirth and revitalization,” Menna said, “and as a result of the redevelopment on the West Side there is a need – because the West Side Lofts projects are starting construction – to hold a valet parking program.”

Red Bank’s West Side appears about to experience a tsunami of new development, if land-use approvals granted by the town are used in the near future.

That’s a big if. The ailing economy has stalled development projects across the U.S., and Red Bank has not been spared.

But a large housing project planned for Monmouth Street near the train station, and two others just blocks away on Bridge –  one of them mixed in with stores and a brew pub – have business owners in the vicinity concerned about a severe parking crunch. And led by a restaurateur, they’ve asked the borough to be proactive in minimizing the adverse impact.

LOFTS PROJECT SEEKS PARKING REDUCTION

cole-johnson-081811After five dormant years, a plan for a massive mixed-use development on Red Bank’s West Side is back, slightly scaled down and headed for a possible tangle over parking.

Dubbed MW West Side Lofts, the project is slated to include 92 luxury rental apartments, street-level retail, live-and-work artists’ spaces, a parking garage and a Triumph Brewing Company restaurant – all configured in a horseshoe around Danny’s Grill & Wine Bar, at Bridge Avenue and West Front Street.

Approved by the borough zoning board in 2006, the plan was back before the board Thursday night over proposed changes that would raise the height of the five-story structure cut down the size of the pub. But it would also eliminate 51 parking spaces, raising early concerns among board members.

Open just six months, Jessica Dalmedo’s second store is already busier at lunchtime than her original spot inside Fairwinds Deli in Fair Haven, opened more than four years ago, she tells us. She and her experienced employee, Lee Ann Caporicci, patiently explained the benefits of some of the new-to-us ingredients in their recipes.
